Buying New Construction in Southwest Florida: 7 Things to Know Before Your First Model Visit

New construction is booming in Southwest Florida, from Ave Maria to Estero and Bonita Springs. Brand-new homes are exciting, but buying from a builder works differently than buying a resale home. After helping buyers close with builders like Lennar and D.R. Horton, here's what I tell everyone before their first model visit.

1. Bring your own agent to the very first visit

Most builders ask you to register your agent on your first visit to the community. If you walk in alone, you may lose the option to have your own representation later. Call me before you tour, and I'll meet you there or register you ahead of time.

2. Remember who the sales team works for

The builder's sales consultants are friendly and helpful, but they work for the builder. Your own agent works for you, helping you compare communities, negotiate and keep an eye on the details.

3. Look past the base price

Model homes are usually loaded with upgrades. Ask exactly what's included in the base price, what the lot premium is, and how much the options you actually want will cost.

4. Compare incentives, including the lender

Builders often offer incentives, like closing cost help or a lower rate, for using their preferred lender. They can be a great deal, but compare the full loan terms with at least one outside lender before you decide.

5. Read the builder's contract carefully

Builder contracts are written by the builder. Pay attention to deposit amounts, what happens if construction is delayed, and what the warranty covers. Ask questions before you sign, not after.

6. Budget for the true monthly cost

Many new communities have HOA fees and community development or stewardship district fees, which can add to your monthly payment. Also keep in mind that your first property tax bill may be based on the land alone, so taxes can go up once the finished home is assessed.

7. Get independent inspections

Even brand-new homes can have issues. Consider a pre-drywall inspection, a final inspection before closing, and another one before your builder warranty ends.
