Selling Your Naples Home: A Step-by-Step Guide
Selling your home in Naples is a big step, whether you're moving up, downsizing, relocating or cashing in on years of Southwest Florida living. A little planning can make the difference between a stressful sale and a smooth one. Here's the step-by-step approach I use with my sellers.
1. Start with a real market analysis
Online estimates are a starting point, but they can't see your upgrades, your view or what's happening on your street this month. I'll prepare a free, no-pressure comparative market analysis based on recent sales and active competition near you, so you can price with confidence. Pricing right from day one is one of the best ways to attract serious buyers.
2. Decide what to fix, and what to skip
You don't need to renovate to sell. Focus on what buyers notice first:
Fresh paint in neutral colors and clean, bright lighting
Small repairs like leaky faucets, sticky doors and loose handles
Curb appeal, including trimmed landscaping, a clean driveway and a welcoming entry
A serviced A/C system, which Florida buyers always ask about
Before you spend money on bigger projects, let's talk about which ones actually pay off in your neighborhood.
3. Gather your Florida paperwork early
Having documents ready keeps your sale moving once you have a buyer:
Seller disclosures: Florida sellers must disclose known issues that materially affect the home's value. Starting October 1, 2025, Florida also requires a flood disclosure covering flood damage and flood insurance claims during your ownership.
Insurance-related reports: a recent wind mitigation report, and for older homes a 4-point inspection, can help buyers get insurance quotes quickly.
HOA or condo documents: if you're in an association, have the governing documents, budget and fees ready. Condo sellers should also be ready to share milestone inspection and reserve study information if they apply to their building.
Permits: records for a new roof, A/C, windows or additions
4. Make it shine online
Most buyers see your home online long before they walk in, and many relocating buyers are shopping from out of state. Professional photos, a clear floor plan and a well-written description help your home stand out.
5. Prepare for showings
Declutter countertops and closets, and put away personal photos
Open blinds, turn on lights and set the A/C to a comfortable temperature

6. Review offers with more than price in mind

If your Naples home has a homestead exemption, you may be able to transfer part of your Save Our Homes savings to your next Florida homestead through portability, as long as you establish the new homestead within three years. It's worth talking with the Collier County Property Appraiser about the timing before you sell.
