Buying New Construction in Ave Maria, FL: Communities, Builders & Costs to Know

Ave Maria has become one of the busiest places in Southwest Florida to buy a brand-new home. It's a master-planned town in eastern Collier County with its own Town Center, parks, a water park and golf, and several national builders offering homes at the same time. If you're thinking about building or buying new there, here's what I walk my clients through.

Why so many buyers look at Ave Maria

The new home communities

Builders and available homes change often, so always check what's selling right now. As of this writing, Ave Maria's new home communities include:

  • Del Webb Naples by Del Webb, an active adult community for buyers 55 and better with its own clubhouse and amenities

  • The National by Lennar, single-family homes near The National Golf & Country Club

  • Maple Ridge by CC Homes, single-family homes with room to personalize

  • Avalon Park by Pulte Homes, single-family homes with open, modern floor plans

  • Gatherpoint by Pulte Homes and Lennar, a gated community with a variety of home types

Understand the true monthly cost

The price of the home is only part of the picture. Before you choose a community, I help my buyers look at:

  • HOA fees: most neighborhoods have an HOA, and many homes are also part of Ave Maria's master association. Ask for the current fees and what they cover.

  • The Stewardship District assessment: Ave Maria homes pay an annual assessment to the Ave Maria Stewardship Community District. It covers a share of the town's infrastructure, like roads, water and stormwater systems, plus ongoing maintenance, and it shows up on your November property tax bill.

  • Property taxes: your first tax bill on a new home may be based on the land only, so plan for taxes to go up once the finished home is assessed.

  • Insurance: get homeowners and flood insurance quotes early, since they vary by home and location.

New build or resale in Ave Maria?

A new build means choosing your finishes, a builder warranty and everything brand new, but you may wait months for construction to finish.

A resale home is often move-in ready, with landscaping grown in and window treatments already done. Ave Maria has plenty of both, so it's worth touring each before you decide.

Tips for touring the models

  • Bring your agent on your very first visit. Most builders ask you to register your agent then, and it's hard to add one later.

  • Tour several builders on the same day so you can compare floor plans, lots and included features side by side.

  • Ask about quick move-in homes as well as homes you'd build from scratch.

  • Compare builder incentives and preferred lender offers with an outside lender.

  • Get an independent inspection before closing, even on a brand-new home.

Ave Maria is about 36 miles from downtown Naples, usually around 45 to 50 minutes by car. Many buyers love trading a longer drive for more house, amenities and a small-town feel.
